The 4 most important parts of your house to a buyer & the secret of how home buyers really look at houses

You may have watched Chip and Joanna Gaines on their hit show “Fixer Upper” and the new show “Home Town” with Ben and Erin Napier.  If you have, then you’ll understand or at least know what the secret recipe to their success is…


It’s obviously their ability and talent to bring a vision into reality while focusing on these four things which coincidentally are the four most important parts of your house to a buyer:


  • Kitchen

  • Bathrooms

  • Master Bedroom

  • Family Room


Every effort should be made to accentuate these areas.  Obviously if the kitchen and bathrooms are outdated then at least freshen them up with accessories along with a deep scrubbing and cleaning for a good first impression.  Same goes for the master bedroom and family room; remove the clutter paint with neutral colors and at least show the potential buyer what they can do with home and space once it’s theirs!

Considering the wish list, there is not much you can do about the neighborhood but you can definitely stage the exterior’s curb appeal and of course hi-lite the interior benefits and features!


Just remember that there is no perfect home and buyers will buy a home even if it doesn’t have everything they want in a home and the small and simple things may go a long way to show your home in the best and most attractive way.
